Request a QuoteSelling your home? Refinancing? Received a violation notice? Unpermitted work surfaces at the worst time. NJ Permit Plans prepares signed and sealed as-built drawings and permit packages to get existing work legalized through your local construction office.
Scope of Work
If the work exists and was built without permits, it can often be legalized. The process requires signed and sealed as-built drawings documenting existing conditions, submitted for review under current NJ construction codes.
Framing, egress windows, ceiling height, smoke and CO documentation.
As-built structural drawings, ledger connections, footing documentation.
Egress, ceiling height, stair access, fire separation documentation.
Plumbing rough-in documentation, vent diagrams, fixture layout as-builts.
Site plan location, setback confirmation, structural documentation.
As-built floor plan, fire separation, egress, and HVAC documentation.
Process
After-the-fact permits follow the same submission process as new construction — the difference is that the work is already in place. Your municipality reviews as-built drawings against current code and issues a certificate of approval when the work meets requirements.
Existing Conditions Review
You provide photos and basic measurements. We review what was built and identify any code gaps that need to be addressed before submission.
As-Built Drawing Preparation
We prepare signed and sealed as-built drawings documenting the existing work — floor plans, details, and any required life safety documentation.
Permit Submission Package
You receive a complete submission-ready permit package. We coordinate directly with your construction office if questions arise during review.
Approval & Resolution
Once approved, your municipality issues a permit and certificate of completion. The work is on record. The problem is resolved.
Common Questions
Legalization isn't a penalty process — it's a documentation process. Most unpermitted work that meets current code can be permitted as-built. The goal is to get it on record.
Do I have to tear out the work to get it permitted?
Not usually. If the work meets current code, it can often be permitted as-built. In some cases minor corrections may be required. We identify those before submission.
Will I be fined for unpermitted work?
Penalties vary by municipality. Some impose fines; many do not if you proactively apply to legalize. The alternative — doing nothing — carries greater risk at sale or refinancing.
Do I need the original builder or contractor?
No. We document existing conditions based on what's in place. The original contractor is not required.
How long does it take?
Drawing preparation typically takes 5–10 business days. Municipal review timelines vary by township — typically 2–6 weeks.
